PLANNING CONSENT
Woodcot provide a full service to obtain Planning Consent if required from the local councils. Depending if the property is in a Conservation Area, most permissions are agreed in 8 weeks and 12 weeks if in a Conservation Area. Most extensions do fit within “Permitted Development” so not planning is NOT required and our Garden Studios and annexes are built to the 2.5 metre height rule which also means planning consent is NOT required.
BUILDING CONTROL
We deal directly with the Building Control officer and guarantee all of our specifications and materials are compliant in order to receive a full sign off where the studio is to be a permanent dwelling. A Building Control completion certificate will be issued at the end of the job.
DESIGN SERVICE
Our head designer has over 20 years experience specialising in high end residential interiors in and around Central London. She will help guide and select a stylish yet functional design solution for each project. This will include the choice of floorings, tiles, kitchen aesthetics, interior wall colours and the finer details to suite your individual requirements.
Once the brief is established, a quote is raised for the project and on agreement of the quote, the design process commences. Full samples of finishes are provided along with carefully selected fixtures and fittings lists and additional visual material to help support the final selection.
